The winning bidder is purchasing a 0.1% Royalty Interest parcel in Pratt County, Kansas.

Acreage:  23.68 Net Mineral Acres (2,720 Gross Acres)

• 16 NMA Non-Producing (1,440 gross acres)
• 7.68 NMA Producing (1,280 gross acres)

All of the 1,440 gross mineral acres non-producing that were open/unleased will now be leased with a new OGL with 3 years - 3/16ths royalty. There is interest by an oil & gas company and multiple 3-D locations on the acreage picked by a third-party geophysicist.

Income can be estimated at approximately $96/month @$70 Oil and $137/month @$100 Oil. An additional $6.50/month can be added for Natural Gas Sales. 

Additional lots are available. Participating or Executive Rights are included with 1% RI or more. Purchases of less than 1% RI will not receive Executive Rights and therefore Non-Participating Minerals and No Lease Bonus or leasing rights. 

The operator will be drilling an infield location within the next 2 months (Hirt Farms A2). Ideally if the A2 is successful, the A3 would be drilled about 4-6 months after. There is also behind pipe that can be opened at any time, depending on when appropriate, considering daily production of the well. Secondary recovery by waterflooding will also be a major factor in the continued effort of developing the field (Primary recovery typically gets 10-15% of oil in place while secondary recovery yields another 10-25% of that oil in place). There are two primary zones that are prime candidates in the field (refer to M & K Zone Reservoir Technical Analysis located in the Data Package in the Documents tab).

Effective Date: July 1, 2026

MCEE Land will record the conveyance for the winning bidder.  The operator will be notified of the new ownership and the recorded instrument will be mailed to the buyer with operator contact info included.  The recording services fee is $190.00 and will be added to the invoice.
